Landlord registration
If you are a landlord in Wales, you need to register with Rent Smart Wales. This involves telling us what properties you own and in what ownership arrangements.

Landlord and agent licensing
You need a landlord or agent licence if you let and/or manage properties in Wales. Letting and managing activities include organising tenancies, collecting rent and dealing with any issues raised during the tenancy.
As part of the licence application, you will also need to complete approved training.

Enforcement and compliance
Rent Smart Wales works with local authorities across Wales to find landlords and agents who are not complying. We also act on reports received from tenants, neighbours, advocacy groups and public organisations.
Consequences of not complying include:
- fixed penalties
- not being able to serve a valid eviction notice
- legal action leading to criminal conviction
- rent repayment/stopping orders
Tenant support
Rent Smart Wales gives support to tenants by hosting a Tenant Guide and signposting to support services.
